Roof cost calculator

What will a new roof cost? Real Columbus numbers.

Four questions, an instant price range — no email, no phone number. When you want a fixed price, we measure your roof for free.

1. How big is your home?

Living area from your listing or tax record. A guess is fine.

2. How many stories?
3. Which roof looks most like yours?

Steeper roofs have more area and take longer. Pick the closest — the inspection measures it exactly.

4. Which material?

How we calculate

The math, out in the open

Roofers price by the square — 100 square feet of roof. Here’s how we get from your home size to squares and dollars.

  1. 01

    Footprint

Home size ÷ stories. A 2,000 sq ft two-story sits on about 1,000 sq ft.

  2. 02

    Overhangs

× 1.15 for eaves and rakes that stick out past the walls.

  3. 03

    Pitch

    × the pitch factor: 1.05 at 4/12, 1.12 at 6/12, 1.20 at 8/12, 1.41 at 12/12.

  4. 04

    Waste

× 1.10 for cutting, starter strip and ridge caps. ÷ 100 = squares.

  5. 05

    Price

Squares × $475–$650 for shingle or $1,050–$1,450 for metal. Steep roofs (8/12+) add 5–12% for harness work.

FAQ

About the numbers

How accurate is the calculator?

For a typical roof it lands within about 10–15% of our final price. The difference comes from things only an inspection shows: extra layers, rotten decking, skylights, a complex roof with many valleys.

Why do you show prices when other roofers don’t?

Because you’ll find out anyway, and a number you can plan around is more useful than a sales visit. The fixed price on your estimate is the one you pay.

Does the price include tear-off and disposal?

Yes — tear-off of one layer, dumpster, disposal, permit, underlayment, flashing, ridge vent and clean-up. Extra layers and decking are priced below.

What about insurance claims?

If storm damage is covered, your insurer pays the replacement cost and you pay your deductible. See how a claim works.
